What Should You Look Out for in the Contract When Buying a Turnkey Prefabricated House?

Table of Contents

Purchasing a turnkey prefabricated house offers a construction solution that proceeds in a more organised, rapid and controlled manner compared to traditional building processes. However, to ensure this process runs smoothly, it is not enough to simply consider the house model, price or delivery time. One of the most important considerations is the scope of the contract with the company. This is because the term ‘turnkey’ may not cover the same services across all companies. Therefore, before making any payment, you must clearly examine what works are included in the contract, which items will incur additional charges, and how the handover process will proceed.

A contract is the fundamental document that sets out the rights and responsibilities of the parties. In the case of a high-budget investment such as a prefabricated house, this document is not merely a formal procedure but also one of the most important safeguards ensuring the buyer’s security. For this reason, when purchasing a turnkey prefabricated house, particular attention must be paid to carefully checking the scope, materials, delivery date, payment terms and warranty details in the contract.

The scope of the turnkey contract must be clearly set out

When people hear the term ‘turnkey prefabricated house’, many assume that the house will be handed over with every detail already completed. In practice, however, this term may include many different items such as the foundations, assembly, electrical and plumbing installations, internal and external doors, windows, flooring, paintwork, bathroom fittings, kitchen units and the roof—or it may exclude some of these.

For this reason, the details of the “turnkey” clause in the contract must be clearly set out. It must be clearly specified which works are to be carried out by the firm and which preparatory tasks are the responsibility of the landowner. For example, floor screed, planning permission procedures, utility connections, excavation, transport or crane services may be considered as additional costs in some projects. Setting out these items in writing from the outset prevents any budget surprises later on.

Material Quality and Technical Details Must Be Specified

The quality of materials is of great importance for the long-term durability of prefabricated houses. It is not sufficient for the contract to contain only a general statement such as ‘a prefabricated house will be built’. Technical details such as the wall panels, roofing system, insulation materials, door and window specifications, external cladding, type of paint and load-bearing structure must be clearly specified.

Particularly in the case of a prefabricated house intended for year-round use, factors such as thermal insulation, sound insulation and durability must be carefully assessed. The quality of the materials not only directly affects the comfort of the home but also determines long-term maintenance costs. In this regard, it is important to consider not only the initial price quote but also the benefits the structure will provide throughout its entire lifespan. When drawing up a budget for a prefabricated house, it would be useful to obtain detailed information on prefabricated house costs to better assess the general expense items.

Delivery Times and Conditions for Delays Must Be Clear

One of the greatest advantages of prefabricated houses is the speed of the installation process. However, to ensure this process proceeds smoothly, the delivery timeframe must be clearly specified in the contract. The start date of production, the installation date, the estimated delivery date and the terms to be applied in the event of any delays must be clearly set out.

The key point to note here is from which stage the delivery period begins. Some companies may start the period once payment has been received, whilst others may start it once the licence has been obtained or site preparation is complete. For this reason, a statement such as ‘the delivery period is 45 days’ on its own may not be sufficient. The conditions under which the period begins, as well as force majeure, weather conditions, official permits and customer-related delays, must also be specified.

The Payment Plan Should Be Structured in Stages

The payment schedule is also one of the most important aspects of a turnkey prefabricated house contract. Making the full payment before work begins may pose a risk to the buyer. For this reason, structuring the payment schedule in line with the project phases is a more prudent approach.

For example, a phased payment plan can be drawn up, covering stages such as the deposit, payment upon commencement of production, pre-delivery payment, post-installation payment and the final balance upon delivery. In this way, the company safeguards the production process, whilst the buyer makes payments as they track the progress of the work. The contract must clearly specify the payment dates, amounts, VAT status, charges for additional services and the method of payment.

Transport, Installation and Additional Services Must Be Specified Separately

When purchasing a prefabricated house, you must always check whether transport and assembly are included in the quote. The distance from the manufacturing plant to your plot may affect the transport costs. Similarly, the equipment required for assembly—such as cranes, construction machinery or site preparation—may vary depending on the project.

The contract must specify who is responsible for the transport costs, what tasks the installation team will carry out, and who is responsible for ensuring the site is ready for installation. Otherwise, a price that initially appears reasonable may increase due to additional costs as the project progresses. Logistical planning is a key factor that directly affects the overall budget, particularly for projects outside the city.

Who is Responsible for Licensing and Legal Procedures?

Before having a prefabricated house built, it is essential to investigate the plot’s planning status, building permit requirements and municipal procedures. Not every plot may be suitable for the construction of a prefabricated house. Therefore, before signing a contract, the plot’s building conditions must be checked and it must be determined who will be responsible for obtaining the necessary official permits.

In some cases, the client may be responsible for project drawings, structural calculations, applications to the local authority and official documentation procedures. Some firms, however, may provide consultancy services for these processes. Ensuring this distinction is clearly set out in the contract prevents both wasted time and unrealistic expectations.

Warranties and After-Sales Support Must Be in Writing

When purchasing a turnkey prefabricated house, it is not advisable to focus solely on the handover. Post-handover support, the scope of the warranty and maintenance procedures are just as important as the construction phase. The contract must clearly specify which products are covered by the warranty, the warranty period, whether user errors are excluded from the scope of the warranty, and how the company will provide support in the event of any issues.

Warranty terms may vary for areas such as doors, windows, plumbing, roofing, painting, external cladding and insulation. For this reason, detailed clauses should be preferred over general statements wherever possible. Working with a reliable company means not only high-quality workmanship but also accessible support after completion.

The House Design and Project Plan Must Be Attached to the Contract

When purchasing a prefabricated house, the floor plan, square metreage, room layout and elevation of the chosen model must be included as an annex to the contract. This ensures that any discrepancies between the structure delivered and the agreed-upon design can be clearly verified. Should there be any requests for model changes, revisions to the room layout, alterations to window positions or the addition of an extra veranda, these must also be specifically stated in the contract.

Reviewing different floor plans during the decision-making process makes it easier to choose the design that best suits your needs. For this reason, it would be a good starting point to evaluate different square metre and floor plan options via prefabricated house models before making a purchase.

The clearer the contract, the more secure the process

When purchasing a turnkey prefabricated house, the contract is one of the most critical documents in the project. A contract with an unclear scope, missing technical details or ambiguous payment terms may cause problems later on, both in terms of budget and time. For this reason, all clauses should be read carefully before signing; any points that are unclear should be clarified with the company; and, where possible, professional advice should be sought.

A properly drafted contract protects the buyer, the company and the smooth progress of the project. In the turnkey prefabricated house process, every detail must be set out in writing to ensure expectations are clear, costs are kept under control and delivery takes place without a hitch. This allows you to manage the process in a safer, more organised and transparent manner as you realise your dream prefabricated home.
